- Applies the per-square-foot band published for the building type (from ₹300–550 for warehouses to ₹2,500–4,500 for pharma, with office, retail, hotel, hospital, industrial and residential between) to the area, giving a low, mid and high figure.
- Scales by scope: 1.0 for full MEPF, 0.88 for MEP without fire (fire's 12% share removed), 0.4 for a single service.
- Splits the result HVAC 40% · electrical 30% · plumbing 12% · fire 12% · ELV 6%.
Assumptions
- The bands are the site's published turnkey MEPF ranges for typical specifications in India; they are budget-stage figures, not rates.
- The split is a typical distribution for a standard building of the type; a data hall or a cleanroom shifts it sharply.
- Statutory fees, civil builder's work and owner-supplied items are not in the band.
Limitations
- Specification level, redundancy, site logistics, programme and location are not inputs and move the number well outside the band.
- A single-service estimate at 0.4 is a rough share; a single discipline can be far more or less depending on which one.
- The tool cannot see drawings; a BOQ measured from drawings is the only reliable number.

What does MEPF cost per square foot in India?
For a full turnkey MEPF package at a standard specification, the working band runs from ₹300–550/sq.ft for a warehouse to ₹2,500–4,500/sq.ft for a pharma cleanroom. A factory sits at ₹400–700, a commercial office at ₹600–900, a hotel at ₹1,200–2,000 and a hospital at ₹1,500–2,500. The number moves with the building's services density, not its floor area — which is why a small hospital costs more per square foot than a large warehouse.
What is included in a per-square-foot MEPF rate?
Supply, installation, testing and commissioning of the mechanical, electrical, plumbing and fire systems, with ELV where it is in scope. What it does not include: statutory fees, civil builder's work, owner-supplied equipment and anything the tender leaves to a nominated sub-contractor. Two quotations at the same ₹/sq.ft can be a long way apart once you read what each one excluded.
How does the MEPF budget split across the disciplines?
On a standard building, roughly HVAC 40%, electrical 30%, plumbing 12%, fire-fighting 12% and ELV 6%. The split is the first thing to check on an incoming quotation: a data hall or a cleanroom pushes HVAC and electrical well past these shares, and if a factory quotation shows HVAC at 40% somebody has priced the wrong building.
Why does a premium specification cost about 25% more?
The quantities barely change — the makes do. Branded chillers, switchgear from a tier-one panel builder, UL-listed fire components and imported valves carry the difference, along with the tighter tolerances and longer commissioning they come with. It buys spares availability and service response more than it buys performance on day one.
Can I award a contract on a per-square-foot rate?
No. A ₹/sq.ft figure is a budget-stage placeholder for setting a provisional sum before design starts. The award number comes from a BOQ measured off drawings with named makes and a written scope, priced line by line. Anyone who gives you a firm lump-sum per-sq.ft price without seeing drawings is pricing the risk, and you are paying for it.
