MEPF Cost per Sq Ft in India — Factory, Warehouse, Hospital, Hotel

Ask what MEPF costs per square foot and you'll get either a shrug ("depends") or a number suspiciously precise for someone who hasn't seen your drawings. Both answers fail you at the moment you actually need one: feasibility, when the land isn't bought, the loads aren't computed, and the board wants a budget with a defensible basis.

So here are the bands we actually use for first-cut budgets — the same matrix behind our MEPF cost calculator — followed by the honest part: what legitimately moves a real project inside, or outside, its band.

Premium specification — five-star finishes, N+1 plant, top-tier makes across the board — runs roughly 25% above these bands. Single services scale by share (next table), not by guesswork.

The mix bends with the building: a process factory can push electrical past 40% (substation, HT infrastructure, machine feeders), while a hospital's HVAC share climbs with filtration and redundancy. If a quote's internal split looks nothing like this, ask why — sometimes there's a good reason, and the answer tells you what the bidder actually priced.

What legitimately moves you inside the band

  • Load density. Watts per square foot and TR per thousand square feet are the real cost drivers; area is just their carrier. An office at IT-park density and one at back-office density share a band, not a number.
  • Redundancy level. N, N+1 or 2N in plant and power is a specification decision worth hundreds of rupees per square foot — make it consciously, not by copying the last tender.
  • Statutory scope. Height and occupancy trigger fire systems stepwise (check yours); water norms size tanks and treatment; an HT connection brings a substation into the BOQ.
  • Site realities. DG-versus-grid reliability, water source, soil for earthing, roof structure for plant — the survey items that turn a band into a number.
  • Grade and makes. The same design executed in premium makes and finishes carries the ~25% premium honestly; the trap is premium prices on standard specifications.

How to actually use benchmarks

Three legitimate uses, one illegitimate:

  • Feasibility: band × area gives the board a budget with stated assumptions — defensible precisely because it claims no false precision.

  • Mix sanity: the share table above flags a bid that's quietly light on fire or ELV — the classic places scope hides.
  • Not for procurement. Nobody should buy or sell an MEPF contract at ₹/sq.ft alone; the number exists to frame the conversation until a BOQ exists to replace it.

From band to budget — a worked example

A 50,000 sq.ft factory, standard grade, full MEPF scope. The band says ₹400–700/sq.ft, so the feasibility budget is ₹2.0–3.5 crore, midpoint around ₹2.75 crore — and that spread is not indecision, it is unmade decisions. Watch it narrow as real information arrives:

  • Load study done: the connected load and diversity land the electrical scope — LT service or a substation — and the number sheds a quarter of its spread at a stroke.
  • Fire class fixed: hazard classification and height decide hydrant/sprinkler scope and tank sizes (first numbers here) — another slice of uncertainty gone.
  • Conditioning decided: which bays get ventilation, which get evaporative cooling, which get true conditioning — the 40% HVAC share is where the band's width mostly lives in a factory.
  • Survey done: water source, soil, roof structure, DISCOM position — the residual unknowns become line items.

By BOQ stage the honest range on that same building is a few percent, not seventy-five. That is the entire lifecycle of a benchmark: it starts as a band, earns its precision through decisions, and retires the day the BOQ is signed. A warehouse is mostly volume with lighting, limited conditioning and hydrant/sprinkler cover.
