A budget range for the MEPF package of a building from its type, built-up area and scope, and the split of that budget across HVAC, electrical, plumbing, fire and ELV.

Method
- Applies the per-square-foot band published for the building type (from ₹300–550 for warehouses to ₹2,500–4,500 for pharma, with office, retail, hotel, hospital, industrial and residential between) to the area, giving a low, mid and high figure.
- Scales by scope: 1.0 for full MEPF, 0.88 for MEP without fire (fire's 12% share removed), 0.4 for a single service.
- Splits the result HVAC 40% · electrical 30% · plumbing 12% · fire 12% · ELV 6%.
Assumptions
- The bands are the site's published turnkey MEPF ranges for typical specifications in India; they are budget-stage figures, not rates.
- The split is a typical distribution for a standard building of the type; a data hall or a cleanroom shifts it sharply.
- Statutory fees, civil builder's work and owner-supplied items are not in the band.
Limitations
- Specification level, redundancy, site logistics, programme and location are not inputs and move the number well outside the band.
- A single-service estimate at 0.4 is a rough share; a single discipline can be far more or less depending on which one.
- The tool cannot see drawings; a BOQ measured from drawings is the only reliable number.
