Ground-Mount Solar on Factory Land: When It Beats the Roof, Land Needed, Approvals

Title card reading ground-mount solar on factory land: when it beats the roof, land needed and approvals, with rows of ground-mounted panels beside a factory outline on a dark background.
Title card. Not a photograph of a Secured Engineers site.

Ground-mount solar beats the roof when the roof is too small, too weak or due for replacement, and you have idle land inside your plot. Plan about 4 acres per MW as a working figure, with a boundary, a cable route to your HT yard and permission from the authority that governs the plot. It costs more per kW than a rooftop plant, but cleaning and O&M are easier.

How much land does ground-mount solar need?

Our size pages work with the following land figures for a ground-mounted plant, at about 120 units per kW per month in north India:

Plant sizeLand, working figureRangeRooftop equivalent
100 kW~0.4 acre0.35–0.5 acre~10,000 sq ft
250 kW~1 acre0.88–1.25 acre~25,000 sq ft
500 kW~2 acres1.75–2.5 acres~50,000 sq ft
1 MW~4 acres3.5–5 acres~1,00,000 sq ft (approximately 2.30 acres of roof)

A ground array needs several times the area of the same plant on a roof, because the rows must be spaced so they do not shade each other, and the site needs roads, inverter pads, drains and set-backs. What widens the range: the tilt and row pitch the designer chooses, the module rating, any slope or uneven ground, trees or buildings that shade the site, overhead lines and drains that cut the plot, and the boundary set-back. Count usable land, after those deductions, not the gross plot. The solar plant area calculator turns a capacity into area, and a layout drawing on your actual plot replaces the estimate.

Who has to permit it?

Start with the electricity regulation, then the land. On the electricity side, the question is whether the plot counts as the consumer's premises. Punjab's 2021 regulations, as reproduced by PSPCL, define a rooftop solar system as a system installed in the premises of the consumer. The Jammu & Kashmir regulations define premises to include roof-tops or any areas on the land, building or infrastructure served by a separate meter. Maharashtra's rooftop regulations speak of a roof-top or any other mounting structure in the consumer's premises. In those regimes a ground array inside your plot can sit under the same net-metering rules, with the same ceilings and the sanctioned-load limit. Land outside your premises, or leased from someone else, is a different category, and usually means captive or open access; see open-access solar.

On the land side, the answer depends on the plot. For an industrial estate, the allotting authority's conditions on coverage, open space and structures may apply, and written permission may be needed. For land classified for another use, a change of land use may be required. Your local planning office and the fire authority may have views on access and vegetation. These rules are set by each state, so we state the questions, not the answers: who allotted the plot, under what conditions, and who must agree. Our note on ground-mount captive solar on industrial land covers the land-side checks in more depth.

What does the engineering involve?

  • Foundations. A geotechnical report decides between driven piles, screw piles or concrete footings, and tells you about corrosion, water table and soil bearing. Pull-out tests on trial piles are common before the main order.
  • Structure and wind. The rooftop specification on the national portal asks for mounting structures designed to the wind zone of the location under IS 875 (Part 3), with a factor of safety. A ground array is a large, exposed surface; ask for the wind calculation.
  • Tilt and pitch. The designer is free to choose the tilt and row pitch that give the highest yield for the land you can spare, and a tighter pitch saves land at the cost of some winter shading. Ask for the shading simulation, not a promise.
  • Boundary and security. A fence, gate, lighting and cameras protect cable and modules, and keep people away from live equipment. Include them in the BOQ, because they are not in a rooftop quote.
  • Drainage and vegetation. Stormwater must drain away from foundations and trenches, and vegetation must be controlled on a schedule.
  • Earthing and lightning. A field array needs an earth grid and a lightning-protection design suited to its exposure.

How does the cable trench to the HT yard work?

Strings of modules feed inverters, usually string inverters placed along the rows or central inverter stations at the array edge. AC power then runs to your LT panel or HT yard. The length of that run is a cost and a loss: longer trenches mean more cable and voltage drop, so designers place inverters close to the array and carry AC power at a higher voltage over the long section. Survey the route for roads, drains, existing services and trees, and ask the bidder to show cable losses in the generation estimate. Crossing a road or a drain adds civil work, so choose the route before the price.

What does it cost compared with a roof?

The C&I band we publish is ₹24,000–32,000 per kW excluding GST for rooftop plants, with the rate falling as size rises. Our size pages state the difference for ground-mounting: land preparation, civil foundations, the boundary and the evacuation run are added, while access, cleaning and O&M get easier and cheaper for the life of the plant. We do not publish a separate ground-mount price. Ask for a quote that itemises those added lines and states what it excludes. Then add the cost that rarely appears in the quote: the land, even if you own it, may have been earmarked for expansion.

The rule that follows: choose the ground when the roof cannot carry the plant at a reasonable cost, or when the roof's remaining life is shorter than the plant's. Otherwise start on the roof, and use the ground for the balance.

How Secured Engineers helps

We design ground-mounted and rooftop plants in-house, and we file the DISCOM net-metering application and the CEIG approval ourselves. Solar, civil and electrical interfaces such as the HT yard, a transformer or a fire-safety change can sit under one MEPF and solar contract. We work from offices in Noida (Delhi NCR) and Ludhiana, with 535+ projects across 18+ states and 89.77% repeat clients.

Send a plot drawing, your bill and the HT yard location. We will show what fits, the cable route and the approvals it needs, with the roof option priced alongside. Read our industrial solar EPC scope, then use WhatsApp or call +91 70099 85817, or ask for a free proposal.

Frequently asked

How much land does a 1 MW ground-mounted solar plant need?

Our 1 MW page works with about 4 acres, within a range of 3.5 to 5, at about 120 units per kW per month. The range depends on tilt, row spacing, module rating, terrain and the space for roads, inverter pads and boundary set-backs. Use the plant area calculator for a first figure, and let a layout on your actual plot settle it.

Is ground-mount solar on my own plot net metered like a rooftop plant?

Often it can be. Punjab's regulations define a rooftop solar system as one in the consumer's premises, Jammu & Kashmir's define premises to include any areas on the land or building with a separate meter, and Maharashtra's refer to a roof-top or other mounting structure in the premises. The ceilings on capacity and your sanctioned load still apply; confirm with your DISCOM.

Do I need a change of land use for a ground-mounted plant?

It depends on how the land is classified and who allotted it. On an industrial plot the allotting authority's conditions on coverage and open space may govern, and some plots may need written permission. On land classified for another use, a change of land use may be required. These rules are state-specific, so ask the authority before you commit to a layout.

How far can the plant be from my HT yard?

There is no single limit; it is a cost and loss question. A longer cable run means more trench, cable and voltage drop, which designers reduce by placing inverters near the array and carrying AC power at a higher voltage. Ask the bidder for a route survey and the cable losses in the generation model.

Is ground-mount cleaning easier than roof cleaning?

Yes, in most layouts, because crews walk between rows at ground level without fall protection. You still need water access, row spacing that allows a walkway, vegetation control and drainage so that foundations stay dry. Write the cleaning frequency and monitoring alerts into the O&M scope.
