Sprinkler System

A sprinkler system is automatic fire suppression: water-charged piping with heat-activated heads that open individually directly over a fire, controlling it within minutes without any human action, designed to IS 15105 under NBC 2016 Part 4.

Why it matters on an MEPF project

Sprinklers are the difference between a machine fire and a building fire, and the code knows it: NBC 2016 Part 4 mandates them by occupancy, height and area — high-rises, most large commercial buildings, and storage/industrial occupancies beyond thresholds. Contrary to cinema, heads open one at a time where heat reaches them; the "all heads at once" deluge is a different, special-hazard system.

Design to IS 15105 is hazard-based: light, ordinary and high-hazard classifications set design density, coverage per head and water demand. Storage occupancies are the trap — racking height and commodity class can push a "simple warehouse" into demanding design territory, which is exactly where under-designed systems get exposed.

Common mistakes

  • Classifying a racked warehouse as ordinary hazard because it "is just storage".
  • Heads obstructed by later ducting, lighting or racking — coverage exists on the drawing only.
  • No flow-switch zoning, so the alarm panel cannot say which area is discharging.
  • Painting heads during fit-outs — a painted head is a dead head.

Do sprinklers cause massive water damage when one machine catches fire?

Only the heads over the fire open — typically one to a handful — discharging far less water than the fire brigade would need if the fire grew. The water-damage myth comes from films, not from IS 15105 systems.
