Walk any factory or commercial building and the active fire systems announce themselves — red hydrant risers, sprinkler heads, the alarm panel in the lobby. What you will not see announced is the system that decides whether a fire stays a one-room incident or becomes a building loss: compartmentation.

NBC 2016 Part 4 designs a building as a set of fire compartments — volumes bounded by walls, floors and doors with a declared fire-resistance rating. Every duct, cable tray, busbar riser and pipe that crosses a compartment boundary punches a hole in that rating. Passive fire protection is the discipline of putting the rating back: fire doors that close, dampers that shut, and penetrations sealed with materials that resist fire the way the wall did.

Here is the uncomfortable part: a building usually leaves handover with its compartmentation intact and loses it quietly over the next eighteen months — one fit-out, one extra cable pull, one wedged-open door at a time. No alarm rings when a compartment dies. You find out during a fire, or during the Fire NOC renewal inspection, whichever comes first.

The three components that do the actual work

1. Fire doors — rated, self-closing, and never wedged

A fire door is a system, not a leaf: the frame, intumescent seals, hinges, closer and hardware are all part of the tested assembly. Exit enclosures and staircases typically demand the highest ratings in the schedule — confirm the minutes against NBC 2016 Part 4's tables for your occupancy rather than assuming. What kills fire doors in service is rarely the specification. It is the housekeeping: doors wedged open for ventilation, closers disconnected because the door is "heavy", seals painted over until they cannot expand.

2. Fire and smoke dampers — the moving parts nobody exercises

Wherever a duct crosses a rated wall or floor, a fire damper (and on smoke-control boundaries, a smoke damper) restores the barrier. Dampers are mechanical devices with fusible links or actuators — and a damper that has never been cycled since commissioning should be assumed seized. A damper drop test belongs on the annual maintenance calendar with the same seriousness as the pump-room test.

3. Firestopping — sealing every service penetration

Cables, conduits, pipes and busbar risers cross walls hundreds of times in an ordinary industrial building. Each crossing needs a tested firestop detail — intumescent sealant, fire pillows, collars on plastic pipes (which melt and leave an open hole), or mortar-based systems — matched to the penetrating service and the wall's rating. The common site reality: the electrical contractor cores the wall, pulls the cable, and the hole stays open behind a false ceiling forever.

None of these appear in any log. Which is why fire authorities and insurers increasingly ask for a penetration register — a numbered record of every sealed crossing with the system used and the date — and why buildings that keep one sail through renewals while buildings that don't get queries.

A maintenance discipline that actually holds the line

  • Quarterly: walk every rated door — closes fully from any angle, latches, seals intact, no wedges. Two minutes per door.
  • Annually: drop-test fire dampers on rotation; verify access panels exist and open; photograph and log.
  • On every fit-out permit: make firestop reinstatement a line item the contractor must evidence with photos before final payment — the only enforcement that works.
  • Keep the register: door schedule, damper schedule, penetration register — three documents that turn a renewal inspection from an argument into a formality.
