Systems & Products

Every Mechanical / HVAC system we engineer — and why it matters

Explore each system below. We've kept it plain: what it is, why it matters for your project, the standards we build to, and the approved makes we use — so you can decide exactly which systems to get a quote for.

Built to: ISHRAE / ASHRAE 62.1SMACNA ductingIS 659NBC 2016 Part 8BEE energy efficiency

Chilled-Water Plants (Chillers)

Air- and water-cooled chiller plants with primary/secondary pumping, cooling towers and BMS-integrated plant rooms, sized from a building heat-load study.

Full scope of work, delivery and related tools →

Why it matters

The chiller plant is the single biggest energy consumer in a large building. A right-sized, high-IPLV plant with VFD pumping cuts running cost 20–30% and holds temperature and humidity precisely — protecting comfort, process and product.

  • 50–2,000+ TR capacity
  • Screw / scroll / centrifugal
  • IPLV-optimised, VFD pumping
  • BMS / IoT-ready controls
Approved makes & standards we use
Daikin Carrier Trane Blue Star York Voltas
Offices, malls, hospitals, hotels or factories needing >50 TR of central cooling.

VRF / VRV Systems

Variable-refrigerant-flow systems running multiple indoor units off one outdoor unit, with zoning and heat recovery — designed, piped and commissioned end to end.

Full scope of work, delivery and related tools →

Why it matters

VRF gives each zone independent control with no plant room and excellent part-load efficiency. Ideal where occupancy and loads vary by area and time, so you only cool what's in use.

  • 2–60 HP outdoor units
  • Heat-pump & heat-recovery
  • Long-run refrigerant piping
  • Centralised / app controls
Approved makes & standards we use
Daikin Mitsubishi Electric Hitachi Toshiba LG Blue Star
Offices, showrooms, hotels and clinics that need zoned comfort without a chiller plant.

AHUs, FCUs & Air Distribution

Double-skin air-handling and fan-coil units with SMACNA-class GI/aluminium ducting, VAV/CAV terminals, diffusers, dampers and filtration.

Full scope of work, delivery and related tools →

Why it matters

Air distribution decides whether designed cooling actually reaches people. Leak-tested ducting and correct CFM/throw protect both energy efficiency and indoor air quality.

  • Double-skin AHUs
  • SMACNA-class ducting
  • VAV & airflow stations
  • G4–HEPA filtration
Approved makes & standards we use
Blue Star Zeco Caryaire Systemair Waves
Any project needing ducted air, fresh-air ventilation or cleanroom-grade distribution.

Ventilation, Pressurisation & Exhaust

Fresh-air systems, NBC staircase pressurisation, basement and car-park ventilation with CO sensing, kitchen/toilet exhaust and jet-fan systems.

Full scope of work, delivery and related tools →

Why it matters

Ventilation is a life-safety and statutory requirement, not an option. Correct stair pressurisation and car-park smoke management are checked at Fire-NOC and keep occupants safe.

  • NBC stair pressurisation
  • CO-sensor car-park vent
  • Kitchen / toilet exhaust
  • Jet-fan ventilation
Approved makes & standards we use
Systemair Kruger Nicotra Greenheck Flakt
High-rises, basements, commercial kitchens and industrial sheds needing code-compliant ventilation.

Cleanroom & Process Cooling

ISO-class cleanroom air-conditioning, precision cooling and desiccant dehumidification for controlled environments.

Full scope of work, delivery and related tools →

Why it matters

Pharma, electronics, food and data facilities need tight temperature, humidity and particle control. Non-compliant environments fail GMP and quality audits — this is engineering you cannot retrofit cheaply.

  • ISO 5–8 cleanrooms
  • Precision ±1°C control
  • Desiccant dehumidification
  • GMP-compliant builds
Approved makes & standards we use
Daikin Carrier Munters Bry-Air Trane
Pharma, electronics, food-processing or data centres needing controlled environments.

TAB & Commissioning

Testing, Adjusting & Balancing of air and water systems, controls commissioning and documented performance validation at handover.

Why it matters

Without TAB, the efficiency and comfort you paid to design is never actually delivered. It is also mandatory for green-building ratings and a clean handover.

  • NEBB/AABC-style TAB
  • Air & water balancing
  • Point-to-point controls check
  • Green-rating documentation
Approved makes & standards we use
TESTO Fluke TSI
Any HVAC handover, green-building certification or an under-performing existing system.
Sector focus

Industrial HVAC contracting — what it covers beyond the equipment

An equipment manufacturer sells a machine with a rated capacity. An HVAC contractor is answerable for a condition inside your building — a temperature, a humidity band, an air-change rate, a pressure difference — and for the fact that it still holds on a July afternoon with the plant running. On an industrial building those two things are further apart than they are anywhere else, because the load is set by the process rather than by the envelope. A shop floor with induction furnaces, a coating line venting solvent, a cleanroom holding ISO class and a warehouse that simply must not cook its stock are four different engineering problems that all arrive described as "HVAC".

Heavy manufacturing and shop floors
The problem is usually heat removal and air change, not comfort cooling. Process equipment is counted into the load as a heat source, extraction is taken at the point where the heat or fume is generated rather than from the room as a whole, and the discharge is placed so it cannot be drawn back in through the intake. Cooling the whole volume of a shed to an office set point is the expensive answer to a question nobody asked.
Cleanrooms, pharma and electronics
The classification drives everything: ISO class or GMP grade, the pressure cascade between rooms, the temperature and humidity bands, the air-change rate and the filtration chain through terminal HEPA. The room is not finished when it is installed — it is finished when air balancing, filter-integrity testing, particle counts and pressure-differential tests are recorded and handed over as validation documents.
Process cooling and dehumidification
Where the process, not the people, sets the condition — precision units for equipment rooms, desiccant dehumidification where the humidity band is tighter than cooling alone can hold, and chilled water taken to the machine rather than to the room.
Ventilation, pressurisation and exhaust
Fresh air for occupancy, staircase and lift-lobby pressurisation for smoke control under NBC 2016, car-park ventilation with CO sensing and a smoke mode, and kitchen and process exhaust. These are tested as a cause-and-effect with the fire-alarm interface in place, and the readings form part of the Fire NOC submission — which is why the ventilation scope belongs with the fire scope, not after it.
Redundancy and continuity
A production line that stops when a chiller trips is a commercial problem, not a mechanical one. N+1 on chillers or dual AHUs on critical areas is a decision taken at design stage against the cost of an hour of downtime, and it changes the plant room before the concrete is poured.

The proof in every case is the same and it is not a delivery note. It is testing, adjusting and balancing — measured air and water quantities recorded against the design values, with the building enclosed and close to design conditions. A system that has not been balanced has not been demonstrated to do anything.

Durations are typical bands for a straightforward site and move with project size, authority workload and client approvals. Stage 2 timelines belong to the statutory authority, not the contractor — what we control is a submission that passes first time.

Buyer's guide

Before you ask us to quote mechanical / HVAC

Secured Engineers Pvt. Ltd. quotes mechanical / HVAC for industrial, commercial and institutional facilities across India, and this is what its engineers ask for first. What to have ready, what moves the price and the programme, which approvals apply, and the mistakes seen most often — so the first conversation is a useful one.

What to have ready

  • Floor plans with orientation, glazing and ceiling heights
  • Occupancy, operating hours and any 24×7 areas
  • Process heat loads and equipment list for industrial or lab spaces
  • Required indoor conditions — temperature, humidity, filtration or cleanroom class
  • Available power and the space earmarked for plant rooms, shafts and roof equipment
  • Details of any existing HVAC if this is a retrofit or expansion
  • Target energy standard or green-building rating, if any

What drives the cost

  • Cooling load in TR — the primary driver, set by a heat-load calculation rather than a square-foot ratio
  • System type: chilled water, VRF/VRV or split units suit different load profiles and building sizes
  • Filtration and cleanroom class — HEPA, pressure cascades and validation add cost quickly
  • Extent and material of ductwork, and whether it is exposed or concealed
  • Controls scope — standalone, BMS-integrated or IoT monitoring
  • Redundancy requirements such as N+1 chillers or dual AHUs for critical areas
  • Site access and working height, which set fabrication and installation effort

What drives the timeline

  • Lead time on long-lead equipment — chillers, cooling towers and AHUs are ordered early
  • Civil readiness of the plant room, shafts and roof slab before equipment can be placed
  • Power availability for commissioning; a chiller cannot be commissioned on a temporary supply
  • Coordination with electrical, fire and plumbing routes in shared ceiling space
  • TAB needs the building enclosed and, ideally, close to design-load conditions

Approvals that usually apply

  • Fire-department review of ducts crossing fire compartments (fire dampers) as part of the Fire NOC scheme
  • ECBC compliance where the state building bye-laws mandate it for the building class
  • Cleanroom validation to the relevant GMP or ISO 14644 class for pharma and healthcare
  • Pollution-board consent where cooling towers or regulated refrigerants fall within its scope

Standards and codes we design to

  • ISHRAE / ASHRAE 62.1
  • SMACNA ducting
  • IS 659
  • NBC 2016 Part 8
  • BEE energy efficiency

Maintenance after handover

Filters cleaned or replaced on schedule, coils and condensers cleaned, refrigerant and oil levels checked, belts and bearings inspected, cooling-tower water treated, controls and sensors calibrated, and TAB re-verified after any change of use — normally under an AMC with logged readings.

See our AMC and maintenance scope →

Mistakes we see most often

  • Sizing from a rule-of-thumb square-foot ratio instead of a heat-load calculation
  • Ignoring fresh-air, exhaust and pressurisation requirements until the fire or health inspection
  • Choosing VRF for high-latent or continuous process loads it is not suited to
  • Leaving plant-room and shaft space undecided until after the structure is cast
  • Skipping TAB and treating 'it cools' as commissioned
  • No provision for the load the next expansion will add

FAQ

Mechanical / HVAC — frequently asked questions

How do you size an HVAC system for a building in India?

We run a full heat-load study (ISHRAE/ASHRAE 62.1) accounting for area, occupancy, glazing, orientation, equipment heat and the local climate zone, then select the right system — VRF, ductable or chilled-water plant. You can get a quick estimate from our free AC tonnage calculator, but the final design always comes from an engineered heat-load survey.

Should I choose VRF or a chilled-water (chiller) plant?

Use VRF for zoned comfort in offices, showrooms, hotels and clinics where loads vary by area and you want no plant room. Choose a chilled-water plant above roughly 50 TR of central cooling — malls, hospitals, hotels and factories — where a high-IPLV plant with VFD pumping cuts running cost 20–30%. We size both from your actual load and tell you which pays back faster.

Do you provide AMC and testing & balancing (TAB) after installation?

Yes. We commission every system with Testing, Adjusting & Balancing (TAB), hand over O&M manuals and as-builts, and offer annual maintenance contracts, with the breakdown response time written into the contract, so the system keeps performing.

Which cities and project types do you cover for HVAC?

We design and execute HVAC across 18+ Indian states for offices, IT parks, factories, cleanrooms, hospitals, data centres, hotels and warehouses, with a corporate office in Noida (Delhi NCR) and registered head office in Ludhiana.
