HVAC Commissioning

HVAC commissioning is the structured, instrumented process of proving an installed system meets design: measured air and water balancing, controls and safety verification, and performance testing — closed out in a documented dossier.

Why it matters on an MEPF project

Installation puts equipment in place; commissioning makes it a system. Un-commissioned buildings run for years with unbalanced air (hot corners, frozen cores), pumps throttled by guesswork, and controls in manual — paying an energy and comfort tax that a few instrumented weeks would have eliminated. The measured reports are also the baseline every future "AC is weak" argument gets settled against.

The sequence is unglamorous and decisive: pre-functional checks, TAB (testing, adjusting, balancing) of air and water to design flows, controls point-to-point and sequence proving, then performance runs at real conditions. Integrated tests with fire systems (dampers, pressurisation, shutdowns) tie HVAC into the life-safety cause-and-effect the Fire NOC expects.

Common mistakes

  • Handover on "it runs" instead of measured balance reports.
  • Balancing before fit-outs finish, then never re-balancing.
