Factory MEPF & Solar at IITGNL, Greater Noida

If you hold a plot in the Integrated Industrial Township at Greater Noida, the building is the easy part. What decides your commissioning date is the electrical supply, the fire system the occupancy demands, and the approvals that have to be in hand before either can be energised. We design, install and commission the whole MEPF package — and the rooftop solar on top of it — as one contract, from an office about an hour away in Sector 94, Noida.

We are an engineering contractor working in this location. We have no office here and we do not allot land — see mobilisation below, and take land questions to the authority.

What is actually happening here

Each line below is a fact from a named source with the date it was published, so you can weigh it yourself rather than take our word for the stage this location has reached.

  • The Integrated Industrial Township at Greater Noida is named as one of four COMPLETED industrial cities under the National Industrial Corridor Development Programme — alongside Dholera SIR, Shendra Bidkin and Vikram Udyogpuri. "Completed" here refers to the township infrastructure, not to occupancy.

PIB, Ministry of Commerce & Industry (PRID 2227592), Rajya Sabha written reply · 13 February 2026

  • Across those four completed cities, 434 domestic and global companies have been allotted plots totalling 4,641 acres. The reply gives a combined figure and no per-city breakdown, so how many of those 434 sit in Greater Noida specifically is not established — we are not going to pretend otherwise.

PIB, Ministry of Commerce & Industry (PRID 2227592), Rajya Sabha written reply · 13 February 2026

  • Companies named as having taken plots across those four cities include HYOSUNG, NLMK, TATA Chemicals, Toyota Kirloskar, Renew Power, Coatall Films, Fuji Silvertech, J-World and AMUL. Again, the source attributes these to the four cities collectively rather than to any one of them.

PIB, Ministry of Commerce & Industry (PRID 2227592), Rajya Sabha written reply · 13 February 2026

  • This matters because it separates Greater Noida from the twelve NEW greenfield cities approved in 2024. For those twelve — including Rajpura–Patiala and Khurpia — the same reply states that "commitments from investors are not yet sought". Here, companies already hold land and are building.

PIB, Ministry of Commerce & Industry (PRID 2227592), Rajya Sabha written reply · 13 February 2026

  • The township is developed by IITGNL, a joint venture vehicle between the Greater Noida Industrial Development Authority and NICDC. Whether an allotment scheme is open today we could not confirm: iitgnl.com could not be reached on the date we checked.

Who this page is for

  • You have been allotted a plot and are about to appoint contractors for a new factory or warehouse.
  • Your civil package is let and you have realised MEPF is a separate, larger problem than you budgeted for.
  • You have a shed up and need it energised, fire-compliant and signed off before a production date you have already promised.
  • You are operating here already and are adding a line, a shift or a rooftop solar plant to an existing connection.

What we would deliver

HT & LT electrical
Substation, transformer, HT panel and metering coordination with the DISCOM, LT distribution, busway or cabling, DG sets and synchronisation, earthing and lightning protection.
Fire protection
Hydrant and wet riser, automatic sprinklers to the occupancy classification, detection and alarm, pump room design and commissioning, and the drawings the fire authority asks to see.
HVAC & ventilation
Process and comfort cooling, VRF or chilled water, industrial ventilation and heat extraction, ducting, and make-up air where the process demands it.
Plumbing & public health
Domestic and process water, pumping, drainage, effluent routing to the township network, and rainwater harvesting where the approval requires it.
ELV & controls
CCTV, access control, public address, structured cabling and basic building management integration.
Rooftop solar
Shadow analysis, structure design against the shed spans, sanctioned-load and net-metering check, install and commissioning — and an honest answer on whether your roof and shift pattern actually justify it.

What we need to quote your site

  • Plot number, plot area, and the sector or phase within the township
  • Shed or building drawings — spans, heights, roof type and orientation
  • Connected load you have applied for, and where the DISCOM application has reached
  • Your occupancy classification and the process you intend to run, which drives the fire system
  • Whether effluent is generated, and what the township requires you to do with it
  • Target date for energisation and for production

If you are at plot or design stage and have none of this yet, that is normal — say so and we will tell you what to gather first.

Our reading — not a regulation

Planning checklist for this location

This is practical interpretation from doing this work elsewhere. It is our opinion, it is not law, and it does not replace advice from the authorities named opposite.

  • Settle the fire system before the shed steel is finalised. Sprinkler layout and hydrant routing change the structure, and retrofitting them after erection costs more than designing them in.
  • Apply for the electrical connection earlier than feels necessary. On NCR industrial connections the sanction and the substation work, not the equipment, are what usually set the commissioning date.
  • Size the sanctioned load for the load you will have in year three, not the one you start with. Uprating later is a fresh application, not an adjustment.
  • Decide about solar before the roof is finished. Structure, penetrations and cable routes are cheap to plan and expensive to add.
  • Keep one contractor accountable across electrical, fire, HVAC and plumbing. Where these are split, the gaps between them are where the commissioning delays live — that is the whole argument for a single MEPF contract.
Statutory — who regulates what

The authorities that actually decide

Land, plot allotment and township infrastructure
IITGNL — Integrated Industrial Township Greater Noida Limited, a GNIDA / NICDC joint venture. All land and allotment questions go here, not to us.
Electricity distribution
PVVNL — Pashchimanchal Vidyut Vitran Nigam, which covers Noida, Greater Noida, Ghaziabad and Meerut.
Electrical inspection and energisation
Chief Electrical Inspector to the Government of Uttar Pradesh.
Fire NOC
Directorate of Fire and Emergency Services, Uttar Pradesh, under the UP Fire and Emergency Services Act, 2022.
Pollution consent (CTE / CTO)
UPPCB — Uttar Pradesh Pollution Control Board.
Factory licence
Directorate of Factories, Uttar Pradesh.

How we would mobilise, honestly

Our corporate office is at Sector 94, Noida — roughly 30 to 40 km from the township depending on the plot, which is a normal working distance for a site team and, more importantly, for the aftercare nobody thinks about at tender stage. We do not have an office inside the township and we are not claiming one. Supervision would run from Noida with site staff posted for the duration of the works. We have not published a completed project inside this township, and we are not going to imply one; what we can show you is comparable industrial MEPF and solar work, each listed with the location it was actually built in.

Our delivered work is listed on the projects page, each with the location it was actually built in. Nothing on this page claims a completed project at this location. The other locations in this register are on emerging industrial locations; the estates already allotted and operating are on the industrial zones hub.

Questions buyers here ask

Do you have an office in the Integrated Industrial Township?
No. Our corporate office is at Sector 94, Noida, roughly 30 to 40 km away, and our registered office is in Ludhiana. We work at the township from Noida with site staff posted for the duration of a job. We mention the distance rather than hide it, because the question behind it is usually about aftercare — who turns up when a pump trips eighteen months after handover — and the honest answer is a team an hour away, not one on your plot.
Can you help me get a plot here?
No, and you should be wary of any contractor who says they can. Allotment is done by IITGNL, the joint venture between the Greater Noida Authority and NICDC, under its own published policy. We are an engineering contractor with no role in allotment, no influence over it and no affiliation with the authority. Once you hold a plot, the engineering is where we are useful.
How many factories are actually operating in the township?
We cannot tell you precisely, and the sources we have do not support a precise answer. The February 2026 parliamentary reply reports 434 companies allotted plots across four completed industrial cities of which this is one, without breaking the figure down by city. Anyone quoting you a confident count for Greater Noida alone is either using a source we have not seen or making it up. What is established is that this township is in the completed category with companies holding land, which is a different situation from the twelve new greenfield cities where investors have not yet been approached.
What usually delays commissioning on a new factory here?
In our experience across NCR industrial projects the electrical connection is the usual critical path — the DISCOM application, the substation works and the electrical inspectorate sign-off, rather than the equipment itself. Fire clearance runs a close second when the sprinkler and hydrant design was settled after the building was designed rather than alongside it. Both are calendar problems more than money problems, which is why they belong in your programme at day one. That is our reading from comparable projects, not a rule published by any authority here.
Is rooftop solar worth it on a plot in this township?
It depends on whether your load runs while the sun is up and on what your sanctioned load allows, not on the roof area. A single-shift plant with a daytime process is the strong case; a night-shift operation is usually not. The sanctioned-load cap and the distribution transformer headroom often mean you may install less than your roof would physically hold. We would rather run that arithmetic for your actual numbers and tell you it does not pay than sell you a plant that does not. If it does pay, the finance route is a separate decision and we set out the three options honestly.
