MEP Design for a PEB Warehouse: Fire, Lighting, Ventilation and Power on a Budget

Title card reading MEP Design for a PEB Warehouse: Fire, Lighting, Ventilation and Power on a Budget.

MEP design for a PEB warehouse should settle five things before tender: the storage plan that drives the fire design, the incoming power and dock loads, the aisle lighting, the ventilation strategy for heat under the metal roof, and the drawings the authorities will ask for. Fixing these early is the lowest-cost saving available. Cutting scope after the slab is poured mostly moves cost to a later date.

What does an MEP design package for a warehouse contain?

DeliverableWhat it containsWhat it locks
Design basis noteStorage commodity and rack heights, rack layout, number of docks, shift pattern, climate, tenant boundaryEvery later sizing decision; the fire design above all
Fire protection drawingsWater tank and pump house, yard hydrant ring, sprinkler basis and layout, detection and alarm, smoke ventilation strategy, extinguishersUnderground work, pump room size, the Fire NOC file

Ventilation designRoof heat strategy, ridge and wall openings, fans, exhaust for charging bays, office air conditioningRoof penetrations, openings in the shed, fan loads
Plumbing and drainageRoof gutters and downpipes, yard drainage, rainwater, toilets and utility connectionsLevels and falls on the site, sump and tank positions

Ask your designer for each of these, in this order. A shed designed from a floor area alone gets a fire system sized to a guess.

Why does the storage plan come first?

In a warehouse the stock decides the fire design: what is stored, how high, on what racking, and in what packaging. A warehouse built for light storage and later racked high is the classic dispute. Ask the tenant or the operations team for the real racking plan and commodity before the fire drawings are frozen, and write the assumed storage class into the lease and the handover specification. Our note on Fire NOC for a warehouse and the companion article on PEB warehouse MEP scope go through the system choices. The state fire authority decides what it will approve, so build the NOC file into the programme; see Fire NOC assistance.

How do you design lighting to the aisle?

A bay that looks bright when empty goes dark once racks block the throw, and a part number must be readable on the rack face. Design the vertical illuminance on the rack face and the aisle, then check the floor. Lay fittings around purlins and ridge, not on a flat grid, and add controls so unused aisles dim.

The Energy Conservation Building Code 2017 gives a benchmark. Its building-area method lists 7.08 W/m² for a warehouse in Table 6-1. For a 10,000 m² shed that is an allowance of about 70.8 kW of installed lighting. The Code applies to buildings with a connected load of 100 kW or more, or a contract demand of 120 kVA or more, intended for commercial purposes, and it is for the state to adopt, so check whether it binds your shed. Use it as a design target either way (code). The lighting lux calculator gives a first check.

How should heat and air be handled under a metal roof?

The metal roof is the heat source. Start with roof insulation and a reflective finish, then ventilation: ridge ventilators and low-level openings for natural airflow, roof exhausters or large slow fans where people work, and mechanical exhaust where charging bays produce gas. Smoke ventilation belongs in the fire strategy, not the comfort scheme. Mechanical cooling is justified only for offices or for stock that needs temperature control, and that choice changes the electrical load. The airflow depends on shed volume and heat sources; see our warehouse ventilation note.

Working conditions are also a legal matter. The Occupational Safety, Health and Working Conditions Code, 2020 makes the employer responsible for maintaining health, safety and working conditions as prescribed by the Central Government, and lists ventilation, temperature and adequate lighting among the matters that may be prescribed (section 23, Code). Design the shed to be comfortable to work in, not just to be legal.

What power does a warehouse need, and what does it cost to leave out?

Add up lighting, dock levellers and roller shutters, charging of material-handling equipment, office air conditioning, pumps, and a margin for a future solar plant and EV charging. Size the incomer and transformer for that total, because replacing a transformer later costs more than choosing a larger one now. Lay containment along the whole length on day one so a later rack line, scanner or camera is an addition to an existing route. Earthing and lightning protection for a large steel roof need an earth resistance record. Where the incomer is high voltage, expect the state electrical inspector's approval: Regulation 45 of the CEA safety regulations, 2023 leaves to the state the notified voltage above which inspection applies (regulations). See our electrical infrastructure page.

Where can you save money without a penalty later?

  • Savings that hold: a central substation that shortens cable runs; a single trench or tray route shared by power and data; LED fittings with zone controls; passive ventilation where the use allows; phasing dock outlets and in-rack provisions to when racking arrives; one contractor for fire, electrical and ventilation so interfaces are not paid for twice.
  • Savings that bite later: an undersized water tank or pump house; thin containment; an incomer with no growth; dropping detection or smoke ventilation; skipping the design stage and tendering from a sketch.

The test is simple. If an item is cheap to add later, defer it. If it is under the floor, in the roof frame, or needs a statutory file, decide it now. The MEPF cost calculator gives a first range once you have the design basis.

How Secured Engineers helps

We offer MEP design as a standalone appointment, with fire, electrical, HVAC and plumbing designed in-house, and can carry the work into execution under one contract. Fire NOC, CEIG and DISCOM filings are done by our own team. Our SBJ Nirmal warehouse record in Ludhiana, a single-span pre-engineered shed with loading docks, covers electrical, ELV and fire fighting delivered as one package (project page). We work from offices in Noida (Delhi NCR) and Ludhiana, with 535+ projects across 18+ states and 89.77% repeat clients.

If you have a layout, a racking plan or a draft BOQ for your shed, send it and we will review the fire, electrical, lighting and ventilation scope against the storage plan and mark what is missing. See our design and approvals service and the warehouse MEPF contractor page, message us on WhatsApp, call +91 70099 85817, or ask for a free proposal.

Frequently asked

What does an MEP design package for a warehouse include?

A design basis note, fire protection drawings, an electrical package with load schedule and single-line diagram, lighting design, ventilation design, plumbing and drainage drawings, and a BOQ with specifications. The design basis comes first, because the storage plan and dock loads drive every sizing decision that follows.

What should be decided before tendering a PEB warehouse's MEP work?

The storage commodity and rack heights, the incomer and transformer capacity including growth, the cable and containment routes, the aisle lighting layout, the roof heat and ventilation strategy, and the list of statutory approvals. Items under the floor, in the roof frame or needing a statutory file should be decided now.

What lighting level or power density should a warehouse use?

Design for the aisle and rack face, then check the floor. As a benchmark, ECBC 2017 lists 7.08 W/m2 for a warehouse under its building-area method, but the Code applies only to buildings above its connected-load or contract-demand limits and subject to state adoption. Treat it as a target.

How do you keep a warehouse cool without air conditioning?

Insulate and finish the roof for heat, provide ridge and low-level openings for natural airflow, and add roof exhausters or large slow fans where people work. Keep mechanical cooling for offices or temperature-sensitive stock. Ventilation for smoke belongs to the fire strategy. A designer should size it from the shed volume and heat sources.

Can MEP design be bought separately from execution?

Yes. A standalone design appointment produces drawings, calculations and a BOQ that any contractor can price, and the owner can then tender the work. Secured Engineers offers design as a separate appointment and can carry it into execution under one contract if the owner prefers.
