Solar panel insurance for a factory roof: what to check beyond the warranty
A solar-panel warranty and insurance for a rooftop solar plant address different risks. Before accepting “insurance included” in an EPC quotation, identify who is insured, which assets and locations are scheduled, the covered causes of loss, the policy period, exclusions and deductibles. Confirm generation-loss protection separately; it should never be assumed from a physical-damage policy.
This is a document-preparation guide for industrial owners, project teams and procurement staff. Coverage is determined by the actual policy schedule, wording and endorsements. An insurer or authorised insurance adviser should confirm the cover; the engineering team's role is to provide an accurate asset description, design evidence and operating records.
Separate four promises that are often mixed together
| Document or promise | Question to ask | Evidence to obtain |
|---|---|---|
| Module product/performance warranty | What defect or performance condition creates a remedy? | Model-specific warranty, claimant and claim procedure |
| EPC defect or generation obligation | What must the contractor rectify or compensate? | Signed contract, test method, exclusions and remedy |
| Physical-damage or breakdown insurance | Which insured event, asset and location are covered? | Schedule, wording, endorsements, values and deductibles |
| Revenue, interruption or energy-shortfall cover | What event triggers payment and how is loss measured? | Separate applicable section, valuation basis and reporting duties |
These are categories to investigate, not a statement that every policy offers every cover. For example, HDFC ERGO's published solar-panel warranty wording describes protection relating to contractual product and performance warranty obligations. Its existence does not establish that a purchaser's entire operating rooftop plant is insured against storms, fire or theft.
Where does construction cover stop and operating cover start?
Put the transition dates on the project programme. Materials may arrive before mounting begins; testing can start before formal handover; one roof can be energised while another is still being built. A phrase such as “covered until completion” leaves too much room for disagreement if completion is undefined.
Ask the insurer and EPC team to record the position during transit, storage, erection, testing, partial operation and final handover. Identify who carries the risk at each stage, which location is included and whether the existing factory policy needs an endorsement. Do not assume that the contractor's general insurance automatically covers assets owned by the customer or assets already in commercial use.
Build the asset schedule before requesting premiums
Start with the as-built plant, not a module invoice. A rooftop installation may include modules, mounting, inverters, combiner or distribution boxes, cables, transformers, protection equipment, monitoring, metering and associated civil work. Ownership may be divided between a factory, roof lessor, lender and solar developer.
- Record the legal owner, insured entity, site address, roof ownership and any lender interest requiring attention.
- List installed DC capacity and AC capacity separately, with commissioning dates and equipment serial numbers.
- Attach the roof and structural information, array layout, electrical single-line diagram and commissioning records.
- Identify the replacement-cost basis with the insurer, including transport, access equipment, dismantling and reinstatement where relevant.
- Disclose the operating arrangement: self-owned plant, leased roof, PPA, O&M provider and responsibility for security and maintenance.
A useful internal reconciliation is to compare the asset list with the EPC BOQ and the physical installation. Anything on one list but absent from the other becomes a question before cover is arranged. Our generation-guarantee guide helps separate contract promises from insured risks.
Ask about loss of generation as a separate problem
A damaged inverter can create both a repair bill and lost generation. Those losses need not have the same coverage trigger. A low-sunlight month, a utility outage, export restriction, poor cleaning and equipment damage are also different events. Do not group all five under a generic “generation guaranteed” heading.
HDFC ERGO's published energy-shortfall wording provides a concrete example of a distinct product with defined causes and exclusions; the published wording excludes direct physical loss or damage from that particular shortfall cover. This illustrates why the exact contract matters. It is not a recommendation of that product or confirmation that it is available or suitable for your project.
For a captive factory, the commercial effect may involve additional grid purchases rather than lost electricity sales. Give the adviser the actual operating model and ask how the proposed cover values that exposure. Use measured or documented energy assumptions from the 500 kW generation guide, not an optimistic sales estimate.
Use a written question register
For each quotation, record the policy reference, question, written response, unresolved condition and person responsible. Ask specifically about the treatment of storm, flood, theft, electrical breakdown, design or installation defects, wear, maintenance duties, underinsurance, deductibles, temporary repairs and claim-notification deadlines. The answers may differ across products; the checklist does not imply that any item is automatically covered.
Have the final schedule checked against those answers before relying on it. A presentation, email summary or premium figure cannot replace the executed policy documents. Keep a version-controlled copy with the plant records and update it when capacity, equipment, ownership or operating arrangements change.
Keep evidence that an engineer can reconstruct later
Maintain dated photographs, invoices, serial numbers, test reports, monitoring exports, maintenance logs and records of faults and corrective actions. Record significant equipment replacements and changes to the roof or electrical installation. After an incident, follow the site's emergency arrangements and insurer instructions; do not energise damaged equipment or discard evidence merely to accelerate restart.
The solar O&M reporting guide provides a related operating-record structure. For engineering support, share the layout, SLD, asset schedule and documentation gaps through the solar EPC page. Insurance placement, policy interpretation and claim decisions belong with the insurer and appropriately authorised advisers.
Frequently asked
Does a solar-panel warranty cover storm damage?
Do not assume it does. Read the exact warranty and insurance contracts; product and performance warranties have different triggers from physical-damage cover.
Is lost solar generation automatically insured?
No. Ask which specific policy section covers the loss, which event triggers it and how the amount is calculated.
What affects a solar plant insurance premium?
The insurer evaluates the declared assets, values, location, risks, coverage, deductibles and other underwriting information. Obtain project-specific quotations.
Can Secured Engineers arrange or guarantee insurance?
This article describes engineering documentation. Cover, suitability, placement and claims must be confirmed with the insurer or an authorised insurance adviser.
