MEP drawings and BOQs: what East African project teams should ask for
MEP stands for mechanical, electrical and plumbing, and many project teams add fire protection to the scope. A BOQ, or bill of quantities, lists the items and quantities contractors price. Most tender disputes over MEP start where these two documents disagree.
What MEP drawings should include
- Mechanical: ventilation and air-conditioning layouts, equipment schedules and plant rooms.
- Electrical: single-line diagram, load schedule, power and lighting layouts, earthing and panel schedules.
- Plumbing: water supply, drainage, tanks, pumps and treatment.
- Fire: detection, hydrants, sprinklers where required, and the pump room.
- Coordination: sections through congested areas, showing how services fit with the structure.
Five checks before a BOQ goes to tender
- Does every item on a schematic have a matching BOQ item?
- Does every BOQ item trace back to a drawing or specification?
- Are controls, testing and commissioning priced, and by whom?
- Is it clear who supplies the plinths, sleeves, builder's work and power connections?
- Are provisional sums and assumptions labelled, so bidders price the same scope?
Why this saves money
A gap found before tender is a drawing correction. The same gap found on site can become a variation, a delay or a dispute. A referenced issue list lets your team fix the documents while it still has leverage.
