MEP Consultant for Industrial & Commercial Projects — Design, Drawings & BOQs

Appoint us for MEP design, review of existing drawings and BOQs, or coordination and tender support. We agree the disciplines, calculations, documents and issue stage before work starts. Authority liaison, site supervision and installation are separate appointments unless expressly included.

Available as a standalone consultancy appointment: you can enquire about MEP design, a drawing or BOQ review, or design coordination without awarding execution. Approvals and execution are quoted as their own scopes.

Discuss your MEP design, review or coordination requirement

Tell us which of the three you need and where the project is. An engineer reads the enquiry, confirms the inputs and deliverables with you, and only then proposes a scoped appointment — nothing is engineered before that.

What do you need?
Add project details (optional — company, type, stage, timeline, size)

This is for the design, review or coordination appointment. It is separate from construction costs. Leave it blank if not finalised; scope is agreed before a fee is proposed.

Three ways to start

Which of these is your requirement?

Each is a different conversation with different inputs. Pick the closest; the engineer confirms the rest with you.

New project or expansion — MEP design and documentation

Owners, developers and PMCs starting a factory, warehouse, commercial or institutional building, or extending one.

What you send

  • Architectural plans, sections and the site plan
  • Occupancy, process and equipment loads
  • The stage you need — concept, design basis, tender or good-for-construction
  • Whether execution will be in-house or by other contractors

Deliverables to agree

  • Load calculations and system sizing
  • Coordinated MEP drawings for the agreed stage
  • BOQ and specifications where tendering is in scope

Next step: An engineer confirms the disciplines, the stage and the deliverables with you before any design starts.

Start this enquiry

Existing drawings, BOQ or proposal — technical review and scope check

Buyers holding a consultant's set, a contractor's BOQ or a tender before award.

What you send

  • The drawing set, BOQ or proposal as it stands
  • What the review has to settle — scope gaps, quantity basis, makes, compliance
  • The date the answer is needed by

Deliverables to agree

  • Review observations against the documents supplied
  • Scope and quantity gaps named line by line
  • What to change before the submission or the award

Next step: The documents go by email or WhatsApp; the discipline engineer confirms what the review will cover before starting.

Start this enquiry

Architect or PMC coordination and tender support

Architects and project managers who need the services coordinated before shafts are cast and ceilings are fixed.

What you send

  • The architectural scheme and the structural grid
  • Ceiling heights, shaft positions and plant-room allowances so far
  • The disciplines involved and the stage of the architecture

Deliverables to agree

  • Coordinated services sections with shaft, plant-room and ceiling-zone sizing
  • Clash detection across trades where BIM is in scope
  • Marked-up inputs for the architectural and structural drawings
  • Tender clarifications and revision responses where agreed

Next step: The coordination is scoped against your drawings first; design work follows only once that scope is agreed.

Start this enquiry

An enquiry is an introductory scoping conversation, not a commissioned assignment. An engineer reads what you send, confirms the inputs, deliverables and stage with you, and only then proposes an appointment — no drawings, BOQs or engineered layouts are produced before that scope is agreed. Documents go by email or WhatsApp, as on every enquiry on this site. What to have ready →

Design work on record

Published project records that state a design or consultancy role, in the record's own words. The pages are as published; the underlying appointments are not independently re-verified here.

Agree the deliverables

What belongs in your MEP consultancy proposal?

Select the disciplines and outputs your project needs. These are available services, included only when agreed in the appointment; a drawing review does not automatically include redesign.

Deliverables to agree before engineering starts
ScopePossible outputConfirm in the proposal
Brief and design basisOccupancy, operating requirements, design assumptions and the inputs still needed.Building use, area, loads, disciplines and design criteria.
Calculations and system selectionElectrical, heat-load, water-demand or fire-system calculations for the appointed disciplines.Source data, sizing assumptions and specialist studies required.
Discipline drawings and schedulesElectrical SLD and load schedules; HVAC selections and layouts; PHE and fire drawings, as applicable.Drawing list, interfaces, issue stage and file formats.
CoordinationService routes, shafts, plant rooms and ceiling interfaces coordinated with the supplied architecture and structure.Other designers’ inputs, review meetings and any BIM deliverables.
BOQ, specifications and tender supportQuantities, specifications and responses to technical tender queries where appointed.Quantity basis, exclusions, tender rounds and responsibility for bid evaluation.
Revisions and issueAgreed revisions with the issue purpose and unresolved dependencies identified.Included review cycles, extra revisions and the review/acceptance process.

Concept, tender and GFC are different issues

Concept
System options, preliminary loads and space allowances for decisions. Assumptions remain to be resolved.
Tender
Drawings, BOQ and specifications for pricing the defined scope. Tender issue is not construction release.
Good for construction (GFC)
Coordinated documents issued for construction after the agreed inputs and reviews. Check the revision, issue status and outstanding conditions before use.

Approvals scoped separately. Design or submission assistance is not statutory approval. Authority liaison, supervision, site visits and travel, extra revisions and specialist studies must be explicitly included or excluded.

Keep the roles clear. Installation is optional and separately appointed. If SEPL also bids for execution, agree the conflict disclosure and evaluation process; assessment of our own bid cannot be described as independent.

Fee and project value are different. Discuss the consultancy scope and fee separately from total project investment or the installation package. You can start with the budget not finalised.

Detailed MEP Design & BIM

Concept-to-good-for-construction MEP design — drawings, schematics, BIM coordination and clash-detection across all trades.

Why it matters

Design decided on paper is cheap to change; design decided on site is not. BIM coordination helps identify clashes before procurement where it is included in the appointment.

  • Concept → GFC drawings
  • BIM / clash detection
  • Multi-trade coordination
  • Tender BOQ documentation (for your tendering)
Any new build or major retrofit needing engineered MEP documentation.

Load Calculations & System Sizing

Heat-load, electrical-load, water-demand and fire-demand calculations that correctly size every system to code.

Why it matters

Over-sizing wastes capital; under-sizing fails in use and inspection. Calculations establish a documented sizing basis from the agreed loads and operating requirements.

  • Heat & electrical loads
  • Water & fire demand
  • Diversity & growth factors
  • Code-compliant sizing
Every project — the basis of correct, economical engineering.

Fire NOC & Fire-Department Liaisoning

Fire scheme drawings, submissions and end-to-end liaisoning with the state fire department for provisional and final NOC.

Why it matters

Where Fire NOC support is appointed, we prepare the scheme and submission documents and coordinate responses to authority queries. Approval remains the authority's decision.

  • Fire-scheme drawings
  • Provisional & final NOC
  • Department liaisoning
  • Inspection readiness
Any building legally requiring a Fire-NOC.

CEIG / Electrical Inspectorate

Electrical drawings and statutory CEIG/electrical-inspectorate approvals for HT installations, substations and DG sets.

Why it matters

Where electrical-inspectorate support is required and appointed, we compile the documents and coordinate inspection. Sanction and energisation depend on the authority, utilities and site readiness.

  • HT / substation drawings
  • CEIG submission
  • Inspection coordination
  • Energisation support
Any HT supply, substation or DG installation.

DISCOM / Net-Metering Approvals

Feasibility, application and net-metering approval with the DISCOM for grid-connected solar and new connections.

Why it matters

If included in the appointment, we support the DISCOM application and queries. Feasibility, sanction and commissioning depend on the applicable process and project readiness.

  • Connection & load applications
  • Net-metering sanction
  • Feasibility & documentation
  • DISCOM coordination
Grid-tied solar plants and new/enhanced power connections.

Pollution Board & Local Authority

Consent-to-establish/operate, building-plan and other local-authority clearances needed for occupancy and operation.

Why it matters

Where separately appointed, we identify the relevant submissions and support documentation and authority queries. Consent decisions remain with the responsible authority.

  • Consent to establish / operate
  • Building-plan approvals
  • Local-body clearances
  • Compliance documentation
Factories, treatment plants and any regulated occupancy.

Buyer's guide

Before you ask us to quote design & approvals

Secured Engineers Pvt. Ltd. quotes design & approvals for industrial, commercial and institutional facilities across India, and this is what its engineers ask for first. What to have ready, what moves the price and the programme, which approvals apply, and the mistakes seen most often — so the first conversation is a useful one.

What to have ready

  • Architectural drawings — plans, sections and site plan
  • Occupancy, use and any process or equipment loads
  • Built-up area and building height
  • Sanctions and approvals already held
  • The state and local authority — which fire service, DISCOM and pollution board apply
  • Design stage required: concept, design basis, tender or good-for-construction
  • Whether execution will be in-house or by other contractors, which changes the deliverables

What shapes the consultancy fee

  • Built-up area and complexity of the building
  • Number of disciplines and the deliverable level — concept, tender, GFC or BIM
  • Approval-support responsibilities, if separately appointed
  • Number of revision cycles as the architecture changes
  • Site visits, travel, inspection attendance and specialist studies included in the scope
  • Statutory fees, which are paid to the authorities and sit outside the consultancy fee

What drives the timeline

  • Completeness and stability of the architectural inputs
  • Required disciplines, issue stage and agreed deliverables
  • Responses from the client, architect and other appointed designers
  • Revision allowance, tender-query rounds and required decision dates
  • Authority processing and inspection scheduling only where approval support is appointed

Approval support if separately appointed

  • Fire NOC — provisional and final
  • CEIG drawing approval and inspection
  • DISCOM load sanction and net-metering
  • State pollution-board consent to establish and operate for STP/ETP, DG sets and boilers
  • MEP inputs to the building-plan sanction and to Factories Act plan approval where the building is a factory
  • Lift inspectorate where lifts are installed

Standards and codes we design to

  • NBC 2016
  • CEA Regulations
  • State Fire rules
  • Relevant IS / IEC codes

After the agreed document issue

Agree who resolves later site queries, checks contractor submissions and updates documents after a change. Supervision, as-built records, extra revisions and renewal support require an explicit scope; they do not follow automatically from a design appointment.

Mistakes we see most often

  • Comparing fees without matching the disciplines, outputs and revision allowance
  • Using concept or tender drawings as construction documents
  • Treating a drawing or BOQ review as a full redesign
  • Changing architecture or equipment loads without updating the design basis
  • Confusing document submission, client acceptance and statutory approval
  • Assuming an execution bidder can independently evaluate its own bid

Have most of this to hand? Send your enquiry — an engineer confirms the scope, inputs and deliverables with you before any design or review work is commissioned.

FAQ

Design & Approvals — frequently asked questions

What does an MEP consultant do?

An MEP consultant designs a building's mechanical, electrical and plumbing services before they are built: load calculations, coordinated drawings for HVAC, power, lighting, fire fighting, plumbing and low-voltage systems, the BOQ and specifications for tendering, and checks during execution. We take that design as a standalone appointment, with statutory approvals and execution scoped separately.

Can I appoint you as an electrical, HVAC, plumbing or fire-fighting consultant only?

Yes. The design appointment can cover one discipline or all of them: an electrical consultant's load study, single-line diagram and panel schedules; an HVAC consultant's heat-load and duct design; a plumbing (PHE) consultant's water, drainage and STP sizing; a fire-fighting consultant's hydrant, sprinkler and pump-room design; or ELV and solar design. Each is scoped and quoted on its own.

Can you do only the MEP design and statutory approvals, without execution?

Yes. We offer standalone MEP design and approvals — full drawings, load calculations and compliance documentation — and we secure fire-NOC, CEIG, factory licensing, pollution-board consent and net-metering, whether or not you use us for execution.

What happens after I send a design, review or coordination enquiry?

An engineer reads it, comes back to confirm the inputs you have, the stage and the deliverables you need, and only then proposes a scoped appointment. No drawings, BOQs or layouts are produced before that scope is agreed, and you can send documents by email or WhatsApp at any point.

Which statutory approvals do you handle?

Fire-NOC (provisional and final), CEIG/electrical-inspectorate, factory licensing, pollution-board consent, DISCOM net-metering and local-authority building approvals — managed end to end so your project stays compliant.

Why do buildings often not match the drawings?

Because design and site execution are usually run by different teams with no accountability bridge. We design and execute under one contract — the theme of our founder's book, From AutoCAD to Actual Site — so what's drawn is what gets built.
