Seventeen kilometres east of Rudrapur, in Kichha tehsil, the Khurpia Farm site is being developed as a 1,002-acre Integrated Manufacturing Cluster under the Amritsar Kolkata Industrial Corridor, with automobiles, auto components and engineering named as its focus sectors — and NICDC describes it in its own project page as an "extension of existing industrial ecosystem at Pantnagar". That matters to a plant owner here for one practical reason: the sectors are the same ones Pantnagar already runs, so the MEPF and utility engineering a Khurpia tenant will eventually need is the engineering this estate needs today. It is worth being straight about the timing, though. A February 2026 reply in Parliament records that across the twelve new industrial cities approved in 2024, including Khurpia, "commitments from investors are not yet sought" — the trunk infrastructure is being built, and tenant plots are not yet being taken. Is rooftop solar viable for a Pantnagar auto-ancillary plant?
Usually, and the roof is rarely the constraint — press-shop and assembly-line sheds in Pantnagar's larger auto-ancillary plants generally have the area and the spans for it. Payback on C&I rooftop typically lands in the three-to-six year band, but yours depends on your blended UPCL tariff, your daytime load coincidence and your sanctioned load, not on an average. A single-shift daytime plant is the strong case; a night-shift operation is usually not. We would rather run the arithmetic on your actual bill and tell you it does not pay than sell you a plant that does not.
How does the Khurpia industrial cluster affect a plant in Pantnagar or Rudrapur?
Not yet, in commercial terms, and anyone telling you otherwise is ahead of the evidence. Khurpia Farm is a 1,002-acre Integrated Manufacturing Cluster 17 km east of Rudrapur in Kichha tehsil, under the Amritsar Kolkata Industrial Corridor, and NICDC itself describes it as an extension of the existing Pantnagar ecosystem — same auto, auto-component and engineering sectors. But a February 2026 parliamentary reply records that investor commitments have not yet been sought for any of the twelve new industrial cities approved in 2024, Khurpia included. So the infrastructure is being built and the tenants are not there. The practical effect today is on land values and on planning, not on factory procurement.
