Sitapura is a RIICO estate on Jaipur's Tonk Road corridor, partly developed as an export promotion park, so check the plot's status first.

Who develops the estate and what comes with the plot?

RIICO, the Rajasthan State Industrial Development and Investment Corporation, develops and manages industrial areas in the state, through unit offices. RIICO's own site says it has developed 472 industrial areas across Rajasthan and runs 33 unit offices. Which unit office covers Sitapura decides who you speak to about allotment, lease terms, transfer, building-plan approval and utility questions. Ask that office, in writing, what the plot comes with: road width, water supply, drainage, street lighting and the power arrangement. What kind of estate is Sitapura?

As described on this site's estate page, Sitapura is one of RIICO's largest estates, over 1,500 acres on the Tonk Road corridor, developed partly as an Export Promotion Industrial Park. The units on it are a mix: gems-and-jewellery-adjacent work, general engineering, FMCG, electronics and export-oriented manufacturing. That mix matters for design. Finishing and packing lines may need cleaner power and controlled air, while engineering units need heavier motor loads, so the electrical and HVAC design is plot-specific, not a template.

How does the Fire NOC work without a state fire act?

Rajasthan has no dedicated fire-safety act. As recorded on this site's Rajasthan page, the Fire NOC is granted by the Department of Local Self Government under the Rajasthan Municipalities Act, 2009, Section 337, read with Section 225, and the file is processed by the urban local body you select. Where does CEIG come in?

If the unit takes HT supply, builds a substation or runs an HT-interfacing solar plant, drawings go to the Electrical Inspectorate Department before work starts and the DISCOM energises only after clearance. The department's website did not load cleanly when we checked on 10 October 2026, so confirm the current online route with the Energy Department. What does a typical shed mean for rooftop solar?

We do not state a typical shed size for this estate because plot sizes vary. The method is the same everywhere: measure the usable roof, apply the 100 sq ft per kW planning allowance from the solar plant area calculator, then cap by sanctioned load under the JVVNL net-metering rules. A 10,000 sq ft shed with a sound roof gives room for roughly 100 kW on that allowance, before shadow and structure checks. Rooftop solar with JVVNL net-metering is a separate application and, above LT, a separate CEIG scope.

• Buying or taking over a plot without confirming its permitted use, transfer conditions and any dues with the RIICO unit office.
• Fixing the transformer rating before the DISCOM confirms feeder capacity, which forces a redesign or a long wait.

• Running the approvals one after another instead of in parallel from one coordinated drawing set.

5. Run RIICO, JVVNL, fire and inspectorate filings in parallel, using one coordinated electrical design.
